  • Application Type – New / Ongoing
  • For Ongoing Application – Grant of Sanction is mandatory; Occupancy / Completion / Part Certificate may be uploaded, wherever applicable

Ownership & Legal Details

  • Ownership Type – Lease Hold / Free Hold / Lease not Determined / Private Land / Government Land
  • Ownership particulars and supporting ownership document(s)
  • In case of Authorized Entity – details of lawful / recorded owner(s), up to 10 owners, along with legally enforceable authorization
  • Lease dues status and Lease NOC / approval of lessor, wherever applicable
  • Whether the plot is an Institutional Plot
  • In case of multiple owners – owner-wise details, ownership document(s) and valid legally enforceable agreement among all owners
  • Whether the plot falls in an Unauthorized Colony; if Yes, relevant category / ownership document(s) are required
  • Details of property encumbrances, if any

TOD & Planning Parameters

  • Plot Coordinates
  • % of Plot Area within TOD Zone – between 50% and 100%
  • Whether plot is accessed from existing 18M ROW Road
  • Whether the proposal involves amalgamation / public elements; specify the applicable elements and other details, if any
  • Land Use – Residential / Commercial / Industrial / Government / Transportation / Public & Semi-Public (PSP)
  • FAR Achieved
  • Ground Coverage Achieved (%)
  • Whether relaxation in FAR / Ground Coverage / Green Area is sought; upload supporting rationale document wherever applicable
  • Transportation Area Status – Operational / Future Operational / Non-operational TOD Area, as applicable
  • For PSP plots – Original / Amalgamated status, original use, same use status, school plot and playground particulars, as applicable

Mix Use, Green Area & Parking

  • For non-PSP proposals – Affordable Residential component should be minimum 65%
  • Commercial / Facilities component should be minimum 10%
  • Remaining permissible component should not exceed 25%
  • Combined Mix Use components should not exceed 100%
  • Green Area and Green Area Percentage – minimum 8%
  • Parking requirement / provision in ECS

  • UGR capacity and location, along with supporting document
  • DSTP treated water quantity
  • Whether treated water is used within the premises

Documents Required for TOD Application

  • Location Map with satellite imagery base – depicting area and location of TOD plot with respect to TOD Zone Map and percentage of plot area falling within TOD Zone (PDF, max: 50MB)
  • Key Plan with satellite imagery base – showing circulation network (vehicular & pedestrian), road widths, transit corridor / station, ingress & egress (PDF, max: 50MB)
  • Layout Plan – showing internal circulation pattern (vehicular & pedestrian) and movement to / from abutting road(s) with ingress & egress (PDF, max: 50MB)
  • Amalgamated drawing(s), wherever amalgamation is proposed (PDF, max: 50MB)
  • Relaxation rationale document, wherever relaxation is sought (PDF, max: 50MB)
  • Transportation rationale document, wherever applicable (PDF, max: 50MB)
  • Ownership / authorization / lease related supporting documents, wherever applicable (PDF, max: 50MB each)

Final Submission Requirements

  • Confirm that all requisite documents have been uploaded
  • Review all entered particulars before final submission
  • Mandatory declaration / undertaking must be accepted before submission
Important: Upload PDF documents only and keep each uploaded file within the prescribed maximum size of 50MB. Requirements shown in the live application form shall prevail wherever a field is conditional on the selected application / ownership / land-use option.
